Many desirable remote BC coast properties have limited access. We strive to match real estate buyers with suitable waterfront property, and assist in the development of their remote BC coast and private island properties.
Some of the building sites on the property already have cabins in place, others are undeveloped but all sites are, or can easily be, serviced with water, power and septic systems. The existing power sources are a solar array with a large battery bank and a back-up diesel generator. There is more than adequate power for the current casual use.
Freight and labour costs will vary but a rough estimate is that development on the island runs at about 50% higher than in a more readily accessible location. Scheduled barge service brings supplies, building material, fuel and equipment to an on-site staging area at the beach on the west side of the property. During the summer there is a 5-day-a-week water taxi service from Campbell RIver that can handle both passengers and smaller freight. Also, Quadra Island, with its many stores, is only a 20 minute boat ride away.
Three of the existing cabins are comfortable with 2 bedrooms, full bathrooms, living room and complete kitchens. There are other cabins on the property that need to be restored or rebuilt. As well, many unique building sites offer room for the creative developer's imagination. With almost a kilometer of shoreline, memorable vistas abound in almost every direction. There is a pool of qualified trades people available in the area. Canoe Pass is ready and willing to assist with the logistics and management of any type of development.
A new pier is currently under construction that will allow level access to the cabins from the dock. Even at the lowest tides there is at least 10 feet of depth at the current dock and clearance will be increased to a minimum of 15 feet when the 40-foot extension is completed. There are also two small boats with outboards, tractor, truck, backhoe, sawmill and assorted equipment.
The current taxes on the property are $5905.86 per year. This includes a one hectare foreshore lease that covers the breakwater, docks and planned extension.
